Buying, renewing or refinancing in Markham? The right mortgage depends on the property and your full financial picture—not only the advertised rate. A Downtown Markham condo, Unionville detached home or Berczy Village townhouse can be assessed differently based on price, down payment, occupancy and closing date.

Start with a clear budget and the documents a lender will need. Salaried professionals, incorporated business owners and self-employed borrowers can all have suitable options. We review income, credit, down payment and property details, then explain the payment, conditions and total cost before you decide.

What the numbers mean if you are financing here

Markham includes established neighbourhoods, higher-density condominium areas and family housing across York Region. The property you choose, its condition and its intended use can all affect the lender’s appraisal and approval requirements.

Before making an offer, confirm the payment you are comfortable with, your down-payment source and the documents you can provide. A mortgage specialist can compare the options available for your complete file and explain the conditions and total borrowing cost before you commit.

Who is buying in Markham

Markham files commonly include first-time condo buyers, families moving between townhomes and detached properties, investors reviewing rental financing, and established professionals or business owners whose income does not fit a simple salary slip. The right lender depends on the full file: down payment source, credit history, property type, occupancy, income documentation and the requested amortization.

Applicants who are self-employed or incorporated should gather notices of assessment, financial statements, business documents and recent bank statements early. That gives the broker enough time to compare an A-lender, alternative or private solution when appropriate instead of making a rushed decision close to closing.

Lender considerations in Markham

A Markham purchase near or above the insured-mortgage price threshold can change the minimum down-payment calculation and the available product set. Condo status certificates, appraisal support for unusual homes, rental income and business-for-self documentation can also affect lender selection.A pre-approval is not a guarantee of funding. The property, borrower documents and final underwriting still need to satisfy the lender. Mortio should present the trade-offs, fees and conditions clearly before a borrower accepts an offer.

Land transfer tax in Markham

Buyers in Markham pay the Ontario land transfer tax only — there is no municipal land transfer tax here, unlike the City of Toronto.

Markham is in York Region and does not levy Toronto’s separate municipal land transfer tax. Ontario land transfer tax still applies, and first-time buyer eligibility should be checked against the current provincial rules.

  • 0.5% on the first $55,000
  • 1.0% on $55,000.01 to $250,000
  • 1.5% on $250,000.01 to $400,000
  • 2.0% on $400,000.01 to $2,000,000
  • 2.5% above $2,000,000 on one and two single-family residences

First-time buyers can claim a provincial rebate of up to $4,000.

Markham buyers pay Ontario land transfer tax. Markham does not add the separate municipal land transfer tax charged by the City of Toronto. First-time buyers may qualify for the Ontario refund of up to $4,000, subject to the provincial eligibility rules and filing deadlines. Budget for legal fees, title insurance, appraisal or inspection costs where applicable, property-tax and utility adjustments, and any lender or broker fees disclosed in the commitment. The exact amount depends on the property and transaction, so a closing statement from a lawyer should be used for final planning.

Neighbourhoods we finance in

Unionville

A mature and varied area with heritage streets, established homes, townhouses and newer condominium development. Property condition and lot characteristics can affect appraisal requirements.

Downtown Markham

A transit-oriented mixed-use centre with condominium apartments, townhouses, offices and new development around the Highway 7 corridor.

Berczy Village

A family-oriented community with detached homes, townhouses, parks and schools. Move-up buyers should review the full purchase and sale timeline before making an offer.

Angus Glen

A higher-value community with detached homes and townhouses. Larger loan amounts and property-specific underwriting make early pre-approval especially useful.

Milliken Mills

A north-west Markham community with a mix of established housing and newer development. Multi-generational and co-borrower files may require careful income and down-payment documentation.

Cornell

A newer family neighbourhood with freehold and townhouse housing. Buyers should budget for closing adjustments and confirm the lender accepts the property type and tenure.

Markham mortgage questions

Start with a purchase price you are considering, your available down payment and a payment you can comfortably carry. Then allow for land transfer tax, legal fees, property taxes, condo fees where applicable and an emergency buffer. A pre-approval or mortgage review can identify documentation and qualification issues before you make an offer.
